Step 1: Ensure You Meet the Eligibility Criteria
Before diving into the real estate agent journey, it's crucial to check if you meet the following criteria:
Citizenship or Residency: You must be a Singaporean or a Singaporean Permanent Resident (SPR) for over 10 years. For SPRs with less than 10 years, additional documentation may be required. For foreigners looking to join the industry, approach us for assist. We will need support from company level to approach CEA for a preliminary assessment for your eligibility and submit the required documents like, work pass or employment contract.
Age Requirement: You must be 21 years old or above.
Educational Qualifications: A minimum of 4 'O' level passes or equivalent is required. (Oversea qualifications and private diploma etc, can be submitted for assessment through the Approved Course Providers (ACP)). Alternative a Level 5 and above Workplace Literacy and Numeracy (WPLN) assessment in these 5 components - Reading, listening, speaking, writing and numeracy.
You may register the WPLN Assessment at the British Council.
Fit & Proper Criteria: You must fulfill the fit and proper criteria outlined by the Council for Estate Agencies (CEA) - Check out on CEA website.
If you meet these criteria, you can proceed to the next step.
Step 2: Enroll in the Real Estate Salesperson (RES) Course
The RES course is mandatory for all aspiring real estate agents. You can enroll in this course through CEA's Approved Course Providers (ACPs). Some of the approved providers include NTUC UTAP Subsidy for Real Estate Salesperson, Real Centre Network, Life Mastery Academy, Singapore Estate Agents Association, and others. Upon completing the course with a minimum attendance rate of 75%, you'll receive a Certificate of RES Course Completion.
Note: The certificate is valid for 2 years, during which you must take the RES examination.
The RES examination is a pivotal step towards becoming a licensed real estate salesperson. The exam is held multiple times a year, typically in March, July, and November. The examination format includes two papers covering various competency units related to the real estate industry.
You can register for the exam through the NTUC Learning Hub website, and examination fees apply. NTUC members may be eligible for funding under the Union Training Assistance Programme (UTAP).
Upon passing the exam, you'll receive notification within a few weeks.
Step 4: Apply to a Real Estate Agency
With your RES exam passed, it's time to apply to a real estate agency in Singapore and register as a salesperson. Ensure you complete this step within 2 years from the month you took the exam.
